Does Roof Maxx really work?

Short answer: on the right roof, yes. On the wrong roof, no treatment will save it. Here's how to tell the difference.

What it actually does

Asphalt shingles dry out as they age. The oils that keep them flexible bake out in the sun, and brittle shingles crack, curl and stop sealing. Roof Maxx is a plant-based treatment that restores flexibility to aging asphalt shingles. Independent testing at Ohio State University confirmed it does that.

Roof Maxx says each treatment adds up to 5 years, and it can be repeated for up to 15 years in total, at up to 80% less than a full replacement.

Where it doesn't help

Roof Maxx isn't a repair. It won't help with:

  • Active leaks. Roof Maxx isn't designed to seal leaks, so they get repaired first.
  • Broken, missing or hail-cracked shingles. Those need repair or replacement.
  • A roof at the end of its life. If the shingles are past saving, the honest answer is a new roof.

Who it's for

Roof Maxx says it's for asphalt shingles about 5 to 25 years old that are unbroken and in good condition. In Central Illinois that covers a lot of homes. Half of the homes in Mahomet were built in about 2001 or later, and in Savoy about 1996 or later, so many roofs there are in that window now.

The only reliable way to know is to look at the shingles. We do that on a free inspection and tell you plainly if treatment makes sense, or if repair or replacement is the better buy.
